Boise Regional REALTORS® collects dues for all three REALTOR® organizations; Boise Regional REALTORS®, Idaho REALTORS®, and the National Association of REALTORS®. BRR bills members for their next year’s dues at the end of each year in the fall and with a payment deadline at the end of November.

2024 REALTOR® membership renewal invoices are now available on your account. View and pay your invoice online or call 208-376-0363 to pay by phone.

Pay your invoice by Thursday, November 30, 2023 to avoid a $200 late fee. However, you have a slight grace period as we will not be adding the $200 late fee to accounts until Monday, December 4, 2023. This is the third year with the November 30th deadline – you can read more about that change here. (Please note, your membership renewal is not set up for auto-pay as it might be for IMLS.)

Your REALTOR® membership includes a variety of savings and benefits that quickly give you a return on your investment. From reduced IMLS fees, discounted rider signs, free CORE classes, a free tech helpline, savings on a car (seriously!), we work hard to provide you with a tremendous value, especially compared to what non-members would pay for the same services. ADVOCATE. BRR advocates for policies favorable to the real estate profession and private property rights, so you can continue to grow your business and serve your clients. One recent example was BRR and IR’s efforts to keep real estate as an essential service while other businesses were shut down during the onset of COVID-19. Advocacy as a unique member benefit that, to be honest, is nearly impossible to put a monetary value on. Another way BRR provides you with business intelligence is through our market reports, focused on Ada, Gem, and Elmore counties. This is another benefit that’s hard to quantify, but let’s just say if you were to purchase this level of reporting and analysis from a vendor, it would cost at least $25,000 per year. CONNECT. BRR members have the opportunity to come together through networking events, meetings, service projects, and committees, as well through our social media channels and targeted email newsletters. RULES FOR DEDUCTIBILITY

  1. RPAC voluntary investments are not deductible for Federal Income Tax purposes.
  2. Donations made to the REALTORS® Community Foundation are 100% tax-deductible since the Foundation is a 501(c)3 organization.

Compliance with the Tax Reform Act of 1993, as amended by the Tax Cuts and Jobs Act of 2017, requires that the portion of dues attributable to lobbying and political activities at the State and Federal levels of government be considered nondeductible for income tax purposes. Local membership dues, such as those paid to Boise Regional REALTORS®, qualify as fully deductible.

For 2024, with dues at $156 per member, NAR computes 35 percent (or $55) to be nondeductible for the member’s income tax purposes due to NAR lobbying efforts. Please note that the entire $45 Consumer Advertising Campaign special assessment qualifies as fully deductible.

The non-deductible portion of 2024 Idaho REALTORS® membership dues is $28.00. The $10 Legal Review Fee is non-deductible. Please note that $142.00 of the Idaho REALTORS® membership dues qualify as fully deductible.

2024 Membership dues for unlicensed admin/staff will be made available on member accounts in October 2023. Please pay your dues prior to the Thursday, November 30, 2023 deadline.

Why did the deadline change to the end of November?

The primary concern members have shared with the December 31st deadline is that it’s too close to the holidays, specifically Christmas and New Year’s. This shift will avoid payments being due when office hours are limited. In addition, this will be a month earlier than other associations around the country that use the same billing system as BRR, hopefully improving the speed of processing online payments. Learn More

Why can’t I just pay the local dues? Why do I also have to pay state and national dues?

The REALTOR® membership is designed as a joint three-part membership between the national, state, and local boards. Each level of the association provides you with different membership benefits. Get the most out of your dues investment by taking advantage of your REALTOR® benefits.

What does my membership investment pay for?

Your membership dues pay for a wide range of services, including but not limited to; access to forms, educational opportunities (including two free Idaho Commission CORE courses per licensing cycle), networking and leadership development opportunities, shareable social media content from NAR, IR, and BRR, local market reports with shareable reports and graphics, as well as the various costs of running the association.

I'm considering going inactive and don't know what to do. Suggestions?

Life happens — we get it. Good news: You have a window of time to make your decision before a late fee is added to your account (December 4th).

Something to keep in mind: Pursuant to policy, members who have been inactive for less than 12-months will be responsible for a $200 reactivation fee as well as FULL dues ($601). If you reactivate after 12 months of non-membership, you will be considered a New Member, making you eligible for prorated pricing. You must then follow all New Member guidelines.

How is my local membership renewal calculated?

The BRR Budget and Finance Committee makes dues recommendations to the Board of Directors who has the final decision on the cost of membership. In 2017, the Board of Directors adopted a policy to use a Consumer Price Index (CPI) Based Dues Formula to provide a method for evaluating our annual dues amount, in relation to the changing prices of goods and services.

Does my membership renewal pay for the REALTOR® Awards Celebration?

No, the REALTOR® Awards Celebration is funded by sponsorships and ticket sales.

Can I pay using more than one form of payment?

Unfortunately, our system will only allow payments to be made in full. We apologize for any inconvenience.

How am I billed?

Members are invoiced via email. It’s important that you keep your email address up-to-date with BRR so that you can receive your invoice, as well as other important communications. If you are not seeing your invoice but are expecting one, please call us at 208-376-0363.

Why is an RPAC investment included in my bill?

It is a requirement from the National Association of REALTORS® that all local boards request a Voluntary RPAC Contribution to each REALTOR® member in their yearly dues billing. It is voluntary, so you can remove it before processing your payment if you choose not to contribute.

Why is a REALTORS® Community Foundation donation included in my bill?

The REALTORS® Community Foundation Board of Directors and BRR Board of Directors approved this addition for two reasons, 1) To bring more awareness of the REALTORS® Community Foundation to members and the many ways REALTORS® and industry professionals give back to the community, and 2) to increase the foundation’s funding in order to serve our community in ways we haven’t been able to in the past.

What happens if I don’t pay my dues before the deadline?

If you don’t pay before the deadline, a late fee is applied to your account and your broker is notified, but your membership remains active. If your dues haven’t been paid before IR and NAR’s final due date (January 15, 2024) your membership will be inactivated and you will lose member benefits like access to forms and to discounted IMLS fees.

At this point, the balance due becomes the broker’s responsibility. The broker has two options, 1) Pay the members’ dues for them or 2) Inactivate the member’s license with their office until member can pay the balance due. If payment is not made, the broker’s membership can be suspended and the entire office will lose access to membership benefits.

REALTOR® Membership Renewal Deadline 

Based on member feedback, the deadline for your annual REALTOR® membership renewal has been changed to November 30th. This will be the fourth year with the new deadline, as it was changed in 2020.

This shift will avoid payments being due when office hours are limited. In addition, this will be a month earlier than other associations around the country that use the same billing system as BRR, hopefully improving the speed of processing online payments.

 

Why November? Why not another time?

Annual membership dues from the Idaho REALTORS® and the National Association of REALTORS® are set in the late spring and early summer, respectively. Due to these timing considerations, and the preparation time required to confirm memberships for accurate billing, the deadline needs to remain toward the end of the year.

Members will still be invoiced in September and will have nearly three months to pay.

 

Does that mean I’m only getting 11 months of membership for the dues I paid?

No. Memberships will continue to be active for a full calendar year. Remember, membership renewal is for the following year (i.e., the membership dues paid in 2022 were for your 2023 membership).
