Mortgage rates remain around 6.6% moving from March to April 2025. Rates are expected to remain around these levels in the near term as changing federal economic policies have lead to general market uncertainty.
Several proposed tariffs by the President have caused market reactions across sectors, real estate included. Tariffs on Canada and Mexico have the potential to increase housing construction costs. Tariffs that would impact the cost of lumber from Canada and gypsum (a key ingredient in drywall and plaster) from Mexico are the biggest concern for our housing market. According to Realtor.com,18% of homes listed for sale across the country were newly built. New construction plays a larger role in certain states than others, particularly states where housing is scarce and the need for additional housing in the strongest.
In Idaho, 40% of active listings on the market in March 2025 were new builds, this is the highest of any state currently.
A recent report from the Idaho Department of Labor showcased information about jobs currently available in Idaho. When compared to last year, the number of active job postings in Idaho has increased 20% and advertised salaries associated with these jobs have increased 31%. Job postings in retail are considerably lower than this time last year, but higher skilled job opportunities (nurses/software developers) have increased significantly.
